Hendry County SHIP Program

The Hendry County SHIP Program is designed to provide affordable housing to qualified homebuyers, as well as provide rehabilitation to substandard single-family owner occupied units of very low, low or moderate income.  Income verified and certified applicants may be eligible for down payment/closing cost assistance or rehabilitation. Applications will be received on a continuous basis for affordable housing assistance for eligible residents of Hendry County until all available funds have been encumbered.

Eligible candidates must qualify under specifically mandated State Criteria for “Anticipated Gross Household Income Limits Adjusted to Family Size” for Hendry County as established by H.U.D. and distributed by the Florida Housing Finance Corporation for Hendry County in accordance with the specific guidelines created for each strategy in the Hendry County SHIP Local Housing Assistance Plan.

Down Payment Assistance

The Hendry County Down Payment/Closing Cost Assistance Program may assist an income verified and certified homebuyer by paying a portion of their down payment, closing cost and principal buy down.  The program will provide a first or second mortgage to a qualified applicant for the purchase of a newly constructed single-family, never been occupied, primary residence site built home. Manufactured homes do not qualify.

The Down Payment/Closing Cost Assistance Program may also provide a first or second mortgage to an eligible applicant to purchase an existing single-family, owner occupied unit.  Pre-owned units may be eligible if the previous owner has made qualified repairs that can be documented which meet the definition of rehabilitation within twelve months prior to closing.  Fifteen hundred dollars of the Down Payment/Closing Cost can be held in escrow by the Title Company for necessary repairs addressed under weatherization, building code violations and home safety to the home; which repairs can be completed after the closing.

Rehabilitation

Owner Occupied Unit

The Hendry County Rehabilitation program will provide funds to an income verified and certified resident for the rehabilitation of owner occupied existing single-family units. Manufactured homes do not qualify.  Repairs for substandard units will correct those deficiencies that are deemed to be health, safety hazards, and building code violations. Repairs are eligible under this program, contingent upon SHIP fund availability. 

 

 

 

SHIP Guidelines & Requirements

Eligible activities include down payment /closing cost assistance and rehabilitation assistance.

1.Must live in or intend to live in the City of LaBelle / Clewiston or unincorporated areas of Hendry County.

2.Must be certified to be within the income guidelines of the SHIP Program according to the State SHIP Guidelines of “Income Limits Adjusted to Family Size.”

3.Must meet one of the following: Building a site built home, buying an existing site built home or live in a site built home that requires rehabilitation.

4.Must comply with all application procedures of the Hendry County SHIP Program.

5.Must maintain home in compliance with housing code(s) standards.

6.Must attend a minimum of one homebuyer, home maintenance, or credit-counseling workshop.

7.Must qualify for a mortgage with a lender that will cover the remainder of the costs of the home, above the SHIP Assistance award.

8.Must sign a deferred loan agreement with Hendry County Board Of County Commissioners as a first or second mortgage/lien holder against your home.

9.Homeowner’s insurance is required showing Hendry County Board Of County Commissioners as a first or second mortgage holder and copy sent to SHIP Administration.

10.Must purchase or construct a home that has the sales prices or value no greater than $237,031 current guidelines set by the Local Housing Assistance Plan.
